Commercial Painting That Works Around Your Business
Your customers still come through the front door on Tuesday, and your tenants still show up for work. We paint in phases, one section at a time, with low-odor products, so you stay open while the job gets done right.
Nice painters. Nice paint job.
Licensed, bonded and insured · Twice nationally awarded
Before a property manager awards a job, they check the paperwork, so here's ours up front. We'll send a certificate of insurance straight to your office before the first day.
Our Record
For a property manager, this is the part that clears compliance before anyone reads the bid. We keep every line current, so handing us the job never stalls waiting on paperwork.
The part that keeps you open
You've got a lobby that needs paint and a waiting room that fills up every morning. The last contractor who quoted it wanted the whole floor to himself for a week, and a week closed is a week of business you don't get back.
We Paint in Phases So You Stay Open
We plan the work in phases. That means we section off wherever we're painting and leave the rest of the building open and usable, moving through the place in an order you approve before day one.
In spaces people are still using, we go with low-odor, low-VOC products so your staff and customers can keep working around us. If a job calls for it, we can start early or take a weekend, though most never need that.
Your operation keeps running the whole time, and the paint still gets done right.
How we keep you open
- Work planned and sequenced in phases
- The active area sectioned off, the rest open
- Low-odor, low-VOC products for occupied spaces
- Coordinated around you and your tenants
A schedule you can hold us to
The Crew That Starts Your Job Finishes It
The worst thing a commercial painter can do is start your job and disappear. Every painter on our crew is a Michael Hines Painting employee. Nobody gets subbed out for the week, so the crew that starts your building is the same one that finishes it.
An experienced crew leader stays with the job from beginning to end. They know what you asked for, what has already been done, and what comes next. They’re also the person you talk to each day. You never have to find out who’s in charge.
Before we begin you get a written proposal, scope and fixed price spelled out, plus dates everyone signs off on and an experienced crew leader on site every day we're working.
The paperwork your contract requires
Proof Before You Award the Job
Commercial work carries real liability, and most contracts won't let you award the job without proof. We're licensed and bonded through the state of California and carry general liability and workers comp. Ask for a certificate of insurance and it goes straight to your office or property manager.
Need us named as an additional insured on the job? Done. If your project needs bonding beyond our standard contractor bond, we can arrange that too.
Who is in your building
The People On Your Property Are Our Employees
The crew in your building are the same faces day after day. You won't see day labor rotating through. A crew leader runs the site, keeps the work zone barriered and marked, looks after your floors and fixtures and the people walking past, and leaves everything orderly at the close of each day.
Our office gets an update from the crew every day, and so do you, so you're never left chasing down who's doing what on your own property.

The work
Storefronts, offices, common areas, and the exteriors that make the first impression.
Awards do not paint houses. People do.
Still, winning that kind of recognition year after year tells you what the people doing the work are held to. It's the same bar we work to on every property we paint.
What commercial painting costs
Priced To the Job, In Writing
Commercial jobs vary too much for a single price list. A suite or a storefront or a shared common area, we can often price the way we price a home. Bigger or multi-building work, we bid to your spec.
Either way you get one written, fixed proposal that doesn't move on you. Tell us what you've got and we'll come out and look at it.
How commercial pricing works
Priced to your property
Scope, square footage, surfaces, access, and how the building is used all move the number. We come out to the property and put a fixed price in writing.

How Your Project Goes
Six steps, and you can see every one of them coming.
You book online: pick a real time on a real calendar, about ninety seconds.
The visit: we come measure, and you walk us through what's on your mind.
A written proposal: scope and price, both fixed.
Your crew arrives: the work runs in phases, the active area sectioned off while the rest stays open.
Every day after: a crew leader on site, with an update going to our office and to you.
The final walkthrough: we walk it together before anyone calls it done.
The front of your building
The First Thing Your Customers See
The first thing anyone sees is the front of your building. Peeling trim or a faded storefront says something about the business inside that you didn't mean to say.
On our jobs the work area gets protected before anyone opens a can, the site is left orderly every evening, and the kind of cleanup people mention in their reviews happens without anyone asking for it.
No job's done until we've walked it together. That final walkthrough is one last check, the two of us, that nothing slipped past before we call it finished.

These are screenshots straight off Google, so what you're reading is what these homeowners actually typed. Zoom in on them, then go read the rest at the source.

Most of these come from homeowners. We run a commercial job the same way we run theirs, with our own employees and a crew leader on site, and the founder's name is on it either way.

Questions Commercial Clients Ask Us
Answered here the same way we answer them standing on your property.
+Can you paint while we stay open?
Usually, yes. We work in phases, section off the active area, and use low-odor products in occupied spaces so your staff and customers can stay put. If a job calls for it, we can start early or take a weekend.
+Can you provide a certificate of insurance?
Yes. We carry general liability and workers comp, and we'll send a certificate of insurance straight to your office or property manager before day one, additional-insured naming included if your contract asks for it.
+How large a job do you take?
From a single suite or storefront up through multi-building exteriors and common areas. For very large or high-rise buildings we are probably not your crew, and we'll tell you straight if a job is outside what we do well.
+How does commercial pricing work?
It depends on the size of the job. Smaller ones we can often price the way we price a home. Larger or multi-building work we bid to your spec. Either way you get a written, fixed proposal.
