Our community has a variety of architecture, and siding types. Every home has been maintained differently, utilizes different colors, has different landscaping, lot shapes, slopes & sizes! Which means that even 2 identical homes could end up with different pricing depending on the current condition, and the owners goals. However in general- A well maintained home will cost less to paint than a home that requires a lot of prep work. We are going to do our best to help you understand the variables we look at when determining the cost for exterior painting in Amador County.

Application Methods

We always want to apply the paint in the way that lasts longest. For some homes we can spray it and leave it, but the majority of homes require a back-roll or back-brush of the sprayed application.

Total Number Of Colors

The more colors you want on your home, the more brushes we have to clean, and the more paint we have to buy. For most exteriors we plan for 3 total colors/sheens. 

Color Changes & Number of Coats

Any time you change colors it increases the chance that multiple coats will be required – and multiple coats increase cost – There’s no such thing as a “Guaranteed 1-Coat Paint”. 

House Dependent Variables

1, 2, or 3 stories | $400-$1,000+

We can only paint a section of trim or siding about 6 feet wide. So when we have to climb tall ladders to reach everything it adds time to a project.

Dormers | $100-$400 each

Climbing over the gutter to get on the roof, and needing to set up safe access to your dormers requires extra time on a project, especially if the roof pitch is over 8/12.

landscaping | $200-$400

Numerous plants, trees, flowers, statues, water features all take time to protect from paint. In cases of extreme landscaping we actually need to dedicate someone to holding the pressure washer and sprayer lines as we move around a home to help prevent the lines from damaging things. 

terrain | $100-$2000+

A property with a flat yard makes it easy to make sure all of our ladder moves are safe. But if your home is built on steep terrain it may require us to dig small holes on every ladder move in order to make sure we can safely go up.

Furniture | $100-$600

Having to work around a few items that are too large to get out of the paint area is pretty common. But when homeowners are unable, or unwilling, to move a full patio of couches, tables and decorations the extra time adds up surprisingly quick.

Prep Dependent Variables

pressure Washing | $600-$1,800

A home that has been well taken care of can be cleaned using a “soft-wash” method. This method utilizes an application of soaps and detergents to strip off dirt and grime. But when there are areas of peeling paint we have to use a higher focus of pressure for initial removal.

Peeling Paint | $600+

The pressure washer can remove some peeling paint. But there is always going to be some level of scraping and sanding required to finish the paint removal.

Caulking | $2000-$4000+

On exteriors, we believe in caulking with intention and purpose. But, on houses that have been caulked on previous paint jobs we have to fix what is already done. Houses with horizontal lap siding (hardi/cement board) usually have to be re-caulked around all the windows and corner trim because it aids in holding the siding in place.

Wood Repair | $300+

Paint needs a sound surface in order to last. On most homes we can achieve that with the steps above. But birds, bugs, sunlight, water, snow, hail and other elements can all damage parts of your home. Once they become too damaged, they need to be replaced in order for the paint to hold up for any reasonable amount of time.

Painting Dependent Variables

Siding Type | $Varies

The coverage you get from a gallon of paint varies based on the type of siding you have. Cement/hardie board siding will usually get about 300sf per gallon, stucco will get around 100sf per gallon, andmost types of wood will fall somehwere in between those 2.

Color Changes | $1k-$4k

1 coat of paint is thinner than a sheet of paper. So when you want to put white over a dark color, you can still see through it to the other color. On the flip side of that, some colors like yellow and red don’t cover well, and in rare cases we have seen yellow applied with a roller take 5 coats to look good.

Window Trim | $35-$200 each

Trim width can range from 3-12 inches, have ornate details, heavy grain, or be totally smooth and flat. Some windows are double hung and need to be removed from the frames to be painted. And then you still have to decide if you want the edges of the trim painted in the accent color (more work/money) or left the body color.

doors | $100-$$250 Each

Some homes have french doors on every wall of the house, Can the doors be sprayed in place? Can they be removed? Do they have to be brushed? All factors that affect price. 

Shutters/Accents | $30 each

Shutters, fancy archways, lattice, eaves/soffit painted the trim color- all require extra work in some way.
